A Durban judge has let a curator sell five Sandown homes linked to Shauwn Mkhize, worth about R35m, while Sars pursues R125m-plus in tax debts.
The Durban High Court has cleared the way for five luxury homes in Sandown, Johannesburg, linked to Shauwn "MaMkhize" Mkhize and her family, to be sold so that the money can go towards her tax debts.
Judge Jacqueline Henriques granted the South African Revenue Service's urgent application on Monday. Her order lets a curator bonis, the independent administrator already holding the properties, sell all five. The proceeds must be kept in an interest-bearing trust account, and Sars has one month to start a separate action asking the court to declare the properties, or the money, available to settle the tax debts of Mkhize and her Zikhulise Group.
According to TimesLIVE's report of the judgment, the five properties have a municipal value of R22.8m. Sars estimates they would fetch about R35m on the open market and about R24.5m in a forced sale. The judge found that although the houses are registered to two different owners, they effectively work as a single unit.
The debts are much larger. Sars told the court that, as at 19 September 2025, Mkhize owed R13.3m in personal income tax and was personally liable for R112.5m of the Zikhulise Group's tax debt, interest included.
The homes have been frozen since 21 November 2024, when Sars obtained a preservation order under the Tax Administration Act. Its case was that waiting was costing money. Maintenance, municipal arrears and security were eating into the value of the properties. The municipality had issued accounts for four of the five, with R1.8m outstanding on those as at 3 October 2025, and Sars itself was paying R188,000 a month for security.
Mkhize's side raised preliminary legal objections but did not dispute the facts in Sars's founding affidavit. Judge Henriques dismissed the objections, noting that the revenue service's factual foundation had been left untouched.
"The factual foundation for its case is left entirely unchallenged."
TimesLIVE's report carried no comment from Mkhize or her representatives.
Mkhize is best known to television audiences from Kwa Mam'Mkhize, the Mzansi Magic reality series about her family that has run since 2020, and as the owner of Royal AM, which the Premier Soccer League expelled in 2025 after Sars obtained a preservation order against the club over her tax debts. Sars has also auctioned her cars and luxury handbags.
The sale itself settles nothing yet. The proceeds stay in trust until a court decides whether they can be used against the debt, and Sars has to launch that action within a month of Monday's order.
